Low-density residential: 0.3-0.5. Medium-density: 0.75-1.5. High-density: 2.0-4.0. Downtown/CBD: 5.0-15.0+.
Lot coverage measures footprint as percentage of lot area. FAR measures total floor area. Both apply simultaneously.
Affordable housing, public open space, green building, transit proximity, and historic preservation TDRs can unlock additional FAR.
FAR determines revenue ceiling, building type (wood-frame vs podium vs high-rise), and construction cost thresholds.
