Site Due Diligence for Land Acquisition

Pre-acquisition due diligence exists to close the gap between what you think you can build and what you're allowed to build.

Phase 1: Desktop Analysis

Title and ownership, zoning and land use, environmental screening (FEMA, wetlands, endangered species, contamination).

Phase 2: Infrastructure Assessment

Water and sewer availability, electric and gas, road access, stormwater management.

Phase 3: Physical Site Conditions

Topography, soil conditions (SSURGO), geotechnical hazards, seismic design category.

Phase 4: Market Validation

Comparable sales, absorption rates, rental market analysis, pipeline competition.
